Matt Waters is a partner whose practice focuses on community association law and real estate litigation. He represents homeowners’ associations and condominium associations across North Carolina, advising boards and property managers on covenant enforcement, assessment collections, governance matters, amendments to governing documents, and complex title issues. Matt regularly represents associations in litigation at both the trial and appellate levels and advises developers and contractors involved in construction and real estate disputes.
Matt approaches each matter with a practical, solutions-focused mindset informed by extensive litigation experience. He works closely with boards, managers, and business clients to resolve disputes efficiently and cost-effectively while remaining fully prepared to litigate when necessary. Clients value his responsiveness, clear communication, and ability to balance legal strategy with the operational needs of communities and businesses.
Experience
- Served as amicus counsel for the Community Associations Institute (North Carolina Chapter) before the North Carolina Court of Appeals on issues involving assessment enforceability.
- Represents homeowners’ associations and condominium associations across North Carolina in covenant enforcement, assessment collection, and governance disputes.
- Handles foreclosure actions and related proceedings on behalf of associations in counties throughout the state.
- Litigates real estate and community association matters in North Carolina Superior Courts and appellate courts, including the North Carolina Court of Appeals and Supreme Court.
- Advises association boards on amendments to governing documents, statutory compliance, and complex title issues.
- Represents developers and contractors in construction and real estate disputes.
- Handles fiduciary and trust-related litigation matters.
